Property Manager

Reputable and well-established full-service commercial real estate firm seeks to hire a Property Manager to manage a unique collection of fashionable boutiques, exciting restaurants and one-of-a-kind specialty stores nestled in the lush and historic Vinings area. Portfolio consists of primarily retail with some office and position is supported by an awesome APM and engineering team.  You will work onsite in Vinings 2x per week and in the office in Duluth 2x per week while working from your home 1 day per week.  

Qualified candidate will possess the knowledge and experience to effectively engage with the property management team and serve clients with excellence. Must enjoy building relationships with the communities of the owners and tenants. Commercial real estate experience is required and, unfortunately, multi-family will not be considered.

Somewhat hybrid - You can work from your home one day each week (Tues/Wed/Thurs) after 90 days and Fridays are early release - 3:30pm unless holiday weekend, 1:00pm. Very supportive and friendly work environment with an excellent corporate culture!

Primary Responsibilities...

Support successful tenancy through the provision of timely, considerate and high-quality service.
Maintain positive/professional relationships with tenants to ensure lease compliance, including legal proceedings as necessary.
Partner with and enjoy accounting and leasing teammates to ensure a seamless/holistic stewardship process.
Carry out periodic property inspections in order to guarantee contractor performance and remain aware of conditions.
Manage and learn from vendors/contractors to guarantee quality and value are achieved.
Prepare and adhere to annual capital/expense budgets and act as review point for reconciliation process.
Schedule and manage capital and expense work to comply with budget timing.
Prepare portions of monthly reports, including explanation of budget variance.
Support and contribute to a positive and enjoyable working environment.
Qualifications...

Bachelor's degree preferred but will accept combo of education and experience in lieu of
GA Real Estate License, can acquire after commencing your new role
RPA, CPM, CCIM and/or LEED recognition's helpful
3 - 5 years' experience, preferably retail/office properties
Experience managing and mentoring others
Understanding of budgeting/reconciliation process
Proficient in MS Word, Outlook, and Excel with Yardi skills a plus
Excellent verbal and written communication skills
Must be a self-starter, self-disciplined, and highly organized
Dependable, strong work ethic and ability to work well with clients and a team of Property Managers, Accountants, and Leasing Agents

Company offers a salary in the $75 - $100,000 range based on education, skills, and experience plus bonus (averages 5-7%) and excellent benefits include medical, dental, and LTD (100% paid by employer for employee - family coverage available at your cost), 401k with 4% matching, 8-10 paid holidays, 16 PTO days upon hire; increases 1 day per year of service, up to 26 days, and more!
